Buying a house can appear to be a very complicated and daunting process. We have therefore laid out the steps that you will be required to follow to own your dream home.
Your Finances
The very first step is to assess how much you can afford to pay for your dream home.
This is generally split into a couple of areas including:
To assist in this process, we recommend that you contact an Independent Financial Advisor. Please contact us for our recommended Independent Financial Advisors who specialise in New Build Properties.
The Independent Financial Advisor will take details of all your incomings, outgoings and check affordability.
When you are ready to proceed with the purchase, they will check your credit score and discuss the variety of mortgage products available & which suits your needs best.
The Independent Financial Advisor will let you know how much you can borrow and your anticipated monthly repayments.
The initial consultation with our recommended Independent Financial Advisors is free.
All the information that you supply to our recommended Independent Financial Advisor will be treated with the strictest of confidence and is not disclose to us.
Any discussions you have with our recommended Independent Financial Advisor will not tie you into anything as you can choose a different mortgage provider later on, however it gives you the confidence to visit our show office knowing that you have the ability to purchase your dream property.
Choosing a Property
Now visit our site to view the wide range of properties we have available. Our sales advisor will talk you through all the options available to enhance your dream home even further.
Reserve your home
To reserve your home we will need to know or have agreed the following points:
If the reservation is cancelled the fee will be returned less our reasonable costs.
By reserving your home you can proceed with confidence that no one else will be able to buy your property whilst you are progressing through the remaining steps.
Appoint your solicitor
A solicitor takes care of the legal aspects of house buying. To speed up the process and keep your costs to a minimum, we have recommended that you use one of the solicitors from our panel. These solicitors are familiar with the site and should be able to quickly answer your questions.
Our sales advisor can provide further information if required.
Get a valuation and survey
Your mortgage company will want confirmation that your home is worth what you are paying for it. Your mortgage company will organise for the house to be valued and this will involve a fee payable by you.
Exchange of contracts
Once your solicitor is satisfied that all the necessary boxes have been ticked to ensure that your interests and your lender’s interests are protected, we will exchange contracts. At this stage, we will have approximately 6 weeks to deliver your dream to the specification stated.
Complete the Purchase and Move In
On the agreed completion date, your solicitor will organise the payment to us. At this point you become the legal owner. Our sales advisor will then take you round your new home showing you how everything works.
Our sales advisor will then hand over the keys and you can move in.
Further Inspections
We will carry out a further inspection of your property and our contractor will provide a customer care phone nos.
Emergency Nos
Very occasionally emergency problems occur after handover so we will also provide you with emergency telephone in the case of problems with the boiler, leaking pipes etc so that you have access to 24 hour care outside normal office hours.
